Successful construction administration is similar to project management, the same basic skill and mind sets apply, the following task are key to the process:
Manage the workflow and communication process to ensure that all affected parties are up to date on progress and required next steps. Scheduling and charting the projects progress against the initial anticipated timeline is crucial to staying on track.
Create accurate timely and organized documents reflecting the current state of the project and modifications to contract and construction documents.
Create and maintain accurate, organized and complete project files – both physical and electronic versions. Documentation to be made available digitally online or through email as.
Periodic site visits to observe progress, quality of work and protect the clients best interest.
Reconcile project totals and costs with the Fee Schedule/Bid Documents and verify current percentage of completion against invoices/pay applications for both the Design Services and Construction phases.
Provide Construction Close out Packages, including punch list resolution, Lien Releases, Final Payment review, as-built conditions, and all move-in information to client.
